Predictive maintenance is changing the way facility managers perform their duties.

A burgeoning practice within the construction industry is predictive maintenance (also called condition-based maintenance), and it’s proving to be a boon for facility managers nationwide. What makes this method unique relative to existing preventive maintenance (also called time-based maintenance) programs is that the condition of current, in-service equipment is continually monitored and analyzed in order to determine when maintenance should be performed by attempting to predict failures before they actually happen. Improvements in quality, productivity, and profitability may result when predictive maintenance is used on capital-intensive assets, such as large-scale HVAC systems.

This approach promises cost savings over traditional preventive maintenance programs because tasks are performed only when warranted, such as when the performance of a part or subsystem degrades below a minimum specification. Thus, the true condition of the equipment determines when maintenance is performed or repairs are made only when it would create the smallest disruption in service.
